1. Oversee the operation of all relevant technical systems and regular inspection of plants and other technical operation. Analyze daily logbook and give instructions to Engineering staff.

2. Ensure the preventive maintenance programmed being implemented according to the schedule.

3. Recommend for any adjustment/modification regarding the system to achieve improvement.

4. Work out the systematic maintenance plan.

5. Oversee immediate rectification of technical malfunction and repair requirements.

6. Provide directions to resolve technical problems referred.

7. To offer all assistance possible to guests.

8. To prevent possible technical failures, to avoid interruption of building operation, to ensure Department’s overall efficiency.

9. Oversee training to Engineering staff and other departments.

10. To ensure the safety of Tenants and staff.

11. Ensure discipline, rules & regulations, policies & procedures of Engineering department being followed.

12. Spearhead the energy conservation program.

13. Follow up any additional requests from residents.

14. Work out budgets of Engineering department.

15. Perform as “Manager on Duty” when assigned.

16. Perform other duties as assigned by the Management.

17. The employee must be in line with ISO 14000.

18. The employee also follow the Ascott Management: EHS (Environment – Health – Safety) Roles & Responsibilities:

     a. Allocate necessary resources to ensure control measures are in placed to minimize EHS risk in the work activities;

     b. Ensure staff are trained and competent in carrying out activities that may have EHS impact

     c. Accountable for effective implementation of EHS Management System in their department;

    d. Review EHS related performance and initiate appropriate improvement programs;

    e. Ensure the department activities comply with all applicable EHS legal requirement

    f. Communicate the importance of EHS to staff and participate in EHS related programs;

   g. Initiate and conduct EHS incident investigation and ensure corrective actions are effectively implemented

   h. Ensure EHS related data are collected, collate and report the performance to Management Representative /

  i. Ensure that EHS procedures, guidelines and related requirements are effectively implemented in their work areas

   j. Assign staff to attend EHS related training to ensure they have the necessary skills and knowledge to implement the EHS

   k. Ensure corrective actions are effectively implemented when there is deviation in the EHS requirements

   l. Encourage staff to participate in EHS related activities and take appropriate actions on EHS feedback

   m. Ensure that EHS programs are implemented and review the performance results

- Good spoken and written English

- Well-versed in use of Office software. Knowledge of design software is an advantage.
