Mô tả công việc
- Able to source for retail partnership on leasing or franchising
- To develop retail operations and concepts for ideas.
- Actively develop trade shows, fairs and festival for tenant leads.
- Meet and or exceed projected income budget.
- Monitor temporary tenant activities and resolves problems in conjunction with the AD, Retail.
- Monitor and ensures visual merchandising requirements and standards are met.
- Evaluate retail mix to determine potential temporary tenant uses.
- Negotiate rents and terms with temporary tenants in accordance with company guidelines.
- Develop relationships with temporary tenants to encourage repeat business and referrals.
- Monitor fixture inventory and permanent tenant exclusives and kiosk restrictions.
- Oversee and monitors temporary tenant payments and sales reports.
- Interact with local government to ensure compliance to all ordinances and regulations.
- Negotiate, generate and enforce provisions of the license agreement.
- Determine marketing strategy changes by reviewing operating, financial statements and retail revenue reports.
- Review and approve tenant set-up and signage.
- Communicate with regional/tenant coordinator on cost estimates to repair tenant spaces.
- Collects, and monitors weekly/monthly minimum rent and percentage rent.
- Input rent information, sales, etc. into database and forwards checks to corporate office.
- Write maintenance orders and follows up on performance.
- Prepare weekly action reports.
- Monitor insurance, business/tax/licenses of temporary tenants.
- Coordinate temporary tenant move-in and move-out with staff, maintenance, and security.
- Stay informed and comply with all company policies and procedures.

Yêu cầu công việc
- Minimum 5-7 years experiences as a Leasing Representative or Leasing Assistant Manager
- Minimum 2-3 years of management or supervisory experience.
- Knowledgeable of the local rental market and compliant with all Laws.
- Knowledgeable of the International and Local retail brands in Vietnam.
- Experience in the process of implementing new retail concepts in a hotel/resort/shopping mall environment.
- Must be able to work weekends.
- Demonstrate strong selling skills by ability to prospect and qualify leads, identify customer needs, translate features to benefits, deliver effective demos, negotiate and close sales.
- Demonstrate leadership using diplomatic skills during difficult situations with employees, tenants, brokers or staff/management.
- Demonstrate effective verbal and written communication skills.
- University degree in Hospitality/Retail Management
- Ability to communicate in English and Mandarin or Korean is an advantage.
